Q: What is included in the house rent?

A: Electricity, Gas, Water service, and Internet connectivity are included in the house rent. So, you do not have to make those contracts or payments.
The room rent is different in a long-term contract and a short term contract. When you leave within 3 months though you contracted at a long term, the difference of the room rent will be deducted from your deposit.

Q: What is required for contract?

A: Only following things are required.
1. Deposit 50,000 yen. (in cash)
2. Room rent. (in cash)
3. Copy of passport and foreign resident' registration card.
(4. Rental fee of bedding 8,000yen/set, if you need.)

Q: Do you know the date when the room which is not available now will be available in the future?

A: The availability within 1 month is updated to "Rental Status" on our website.
But we don't know the schedule of 1month or more future. It is because we receive notification 1 month before any resident leaves.

Q: Can I book a room?

A: [ When the room is available ]
You can book the room up to 30 days by paying earnest money ( ! ) 50,000yen to our banking account. But we cannot accept the booking of 30days or more future. It is because we have to keep vacating the room until the booking day.
( ! ) The earnest money will become refundable-deposit when you make a contract of the room. But it is not refundable if you cancel the booking.

Q: Can I live with roommate?

A: No, you can't. All our rooms are only for 1 person.

Q: How long is the minimum term of contract?

A: It is 1 month or more. We don't have any contract of less than 1 month.

Q: I want to know about cleaning and disposal of garbage of common area.

A: They are the duty systems by all residents.

Q:Even when moving in the middle of a month, is the whole house-rent required?

No, it isn't. We calculate a daily pro rata rent (less than 1,000 yen is rounded off).
It is the same when moving out.

Q: Is a guarantor required?

A: No, it is unnecessary. But you have to submit a copy of your passport, and write your office or attending-school to the contract paper.

Q: Are key money, renewal charge, etc. required?

A: No, it isn't required. We only need 50,000 yen deposit and monthly house rent .

Although rent of the room in Japan is complicated, Kyoto is special also in it.
Generally, in making a contract of the room in Kyoto, a large amount of deposit and key-money are required. usually, a deposit is equivalent to 2-3 month's rent. a key money is also same as deposit. But, this is not repaid. Moreover, after a contract, you have to pay the common service fee "kyoeki-hi" and renewal charge "koshin-ryo" other than a house rent. "kyoeki-hi" is paid together with a house rent every month. "koshin-ryo" is needed every year.
Even if a house rent looks cheap, actual expenses are not cheap in many cases.
And, you have to pay the utilities besides these...

Q: Is 50,000 yen deposit repaid?

Usually, we all repay deposit when you leave. But we will deduct the balance due from your deposit in the following cases.

1: When you don't clean the room at the time of your leaving... 10,000 yen.
(It will not be deducted when you clean the room completely.)
2: When you have arrear of room rent.
3: When you have other debts. (damage of the room and fixtures etc.)

Q: What kind of furniture are there?

A: Common area is equipped with refrigerators, microwave, and washing machines, etc.
Private room has bed & mattress (without bedding), desk & chair, A/C, etc.
If you need, we can rent out bedding (comforter, mattress pad, pillow, and sheet) for 8,000yen per set for entire period. We recommend you the bedding rental when you don't have it, because disposal of bedding is bother.

Q: I want to know about the Internet environment.

A: Each private room is equipped with internet connection of optical fiber. Since the contract with a provider is also made, you can use the Internet immediately only by connecting PC to the LAN jack. There is no PC and cable, so please prepare in person. In Windows, OS after 98 (some versions need to be set up) is required. In Macintosh,OS after OSX is required.
