Q: Do you know the date when the room which is not available now will be available in the future?

A: The vacancy schedule within 1 month is updated to "Rental Status" on our website.
But we don't know the schedule of 1month or more future. It is because we receive notification 1 month before any tenant leaves.

Q: Can I book a room?

A: You can book the room within 30 days.
But we cannot accept the booking of 1 month or more future.
It is because our accommodations are for long stayer, so we have to keep vacating the room until the booking day.

Please check our site again one month before you come to Japan.
We appreciate your understanding.

Q: Is it exclusively for foreigner?

A: No, Japanese people also welcome.

Q: Can I live with a roommate?

A: No, you can't. Our guesthouse is only for 1 person.

Q: How long is the minimum period of contract?

A: It is 1 month or more.
But, if you don't decide the term of your stay yet, we will contract for 1 year (Quick fix).
In this case, you can cancel at any time, after passing through 1 month. (Please give us notice of cancellation 1 month before leaving.)
If you want to continue the contract after fixed term, please do re-contract with us. A renewal charge is not needed.

Q: Can I stay just for a few days or a couple of weeks?

A: No, you can't. For shorter stays, we recommend youth hostels or business hotels.

Q: I want to know about cleaning and disposal of garbage of common use area.

A: They are the duty systems by all tenants.

Q: I would like to preview the room. What should I do?

A: Please contact us with the "application " page.

Q: What is required for contract?

A: Only following the three are required.
1. Deposit 50,000 yen.
2. First-time house rent.
3. Copy of passport and foreign resident' registration card.

Q: Is a guarantor required?

A: No, it is unnecessary. However, you have to submit a copy of your passport and a certificate of alien registration, and write your office or attending-school to the contract paper.

Q: Are key money, renewal charge, etc. required?

A: No, it is unnecessary. We only need 50,000 yen deposit and a monthly house rent .

Although rent of the room in Japan is complicated, Kyoto is special also in it.
Generally, in making a contract of the room in Kyoto, a large amount of deposit and key-money are required. usually, a deposit is equivalent to 2-3 month's rent. a key money is also same as deposit. But, this is not repaid. Moreover, after a contract, you have to pay the common service fee "kyoeki-hi" and renewal charge "koshin-ryo" other than a house rent. "kyoeki-hi" is paid together with a house rent every month. "koshin-ryo" is needed every year.
Even if a house rent looks cheap, actual expenses are not cheap in many cases.

Q: Is 50,000 yen deposit repaid?

A: Usually, we all repay. But, in the following case, the fixed amount is deducted at the time of leaving.

_When the room is not cleaned, or possessions are left behind at the time of leaving.(8,000 yen)
_When you rent our bedding.(8,000yen)
_When you damage the room and fixtures.(damage equivalent)

Q: What is included in the house rent?

A: Electricity, Gas, Water service, and Internet connectivity are included in the house rent. So, you do not have to make those contracts or payments. We think that the house rent of a guesthouse is very cheap in such meaning.

Q:Even when moving in the middle of a month, is the whole house-rent required?

No, it isn't. We calculate a daily-rate house rent.
A leaving day is also the same as it.

Q: What kind of furniture is there in the room?

A: Common area is equipped with refrigerators, microwave, and washing machines, etc.The private room has a bed, desk & chair, and a air-con, etc..

We can rent out a bedding and sheets for 8,000 yen per contract. When you don't have bedding, we recommend you a rental. It is because bedding requires expense for disposal.

Q: I want to know about the Internet environment.

A: Each private room is equipped with internet connection of optical fiber. Since the contract with a provider is also made, you can use the Internet immediately only by connecting PC to the LAN jack. There is no PC and cable, so please prepare in person. In Windows, OS after 98 (some versions need to be set up) is required. In the case of Macintosh, OS after OSX is required.
